Home purchase costs: Kosten beim Hauskauf
An Iranian buyer should budget for German property-purchase costs beyond the price: notarisation, land-register work and applicable transfer tax. For Berlin property the stated Grunderwerbsteuer rate is six percent of the taxable consideration; other states can differ.
Step by step
- Build the transaction budgetRequest the notary’s transaction estimate, check the applicable state tax and financing costs, clarify payment documentation and assess the full budget before signing.
Property-purchase obligations require notarisation under § 311b BGB. Section 448 assigns the buyer the specified conveyancing and land-register costs. Ask the notary for the costs of the actual transaction rather than using a universal fee percentage.
Berlin’s transfer-tax base can include consideration beyond the headline price. Check any financing and separately agreed service costs as well. An Iranian buyer using funds connected with Iran should have the bank and notary confirm the transaction’s documentation before committing; this guide does not establish approval of a particular payment route.
